- When a buyer expresses interest, sweeten the deal for them. Offer to pay closing costs, make a carpet allowance, or other needed home improvements. The longer your house stays on the market, usually the less it sells for. Buyers begin to wonder what's wrong with it and why it hasn't sold. If you've already moved out, the longer it stays on the market, the more likely it is to develop some issues... the washers dry out in the faucets, the garbage disposal begins to rust up, etc.
- 2.) Tell Your Story.
- Don't let visitors concoct their own stories, tell them yourself. Type up the positive reasons why you love your home and community and why you are selling, put it with the real estate brochure for your visitors to read. Connect your story with your potential buyer, to reassure them they are joining a wonderful community.
- 3.) Pricing it right.
- Make sure you have a broker who is totally informed, knows what properties are going for on the market and knows the comps in your neighborhood.
- 4.) Set the stage.
- Buyers will snoop, so organize and minimize closets and storage clutter. Maximize the light in your home by removing drapes, clean the windows, change the lampshades, increase the wattage of your light bulbs and cut the bushes outside to let in sunshine. Do what you have to do make your house bright and cheery – it will make it more sellable.
- 5.) Hide the critters!
- Buyers don’t want to walk in your home and see a bowl full of dog food, smell the kitty litter box or have tufts of pet hair stuck to their clothes. It will give buyers the impression that your house is not clean.
